Landlord tax changes for 2027/28

Read the published property-income changes and the model's availability.

THE DETAIL BEHIND THE NUMBERS

What this means for your calculation

HMRC has published separate property-income rates from April 2027, including a change to the rate used for residential finance-cost relief and to income ordering. These changes are recorded as source data, but a complete 2027/28 calculation is not yet enabled.

In practice

The published property rates are 22%, 42% and 47%, with finance-cost relief at the property basic rate. This is not a worked tax estimate: allowances, ordering and other income must be considered together.

Can I compare full-year results now?

No. Selecting 2027/28 clearly reports it as unsupported. The tool will not reuse 2026/27 payroll and company assumptions as though verified for the new year.
